What does principle contracting mean?
Principal contracting means that when a construction project has multiple contractors, a principal contractor is appointed to plan, manage, and coordinate the construction phase, with a primary focus on health and safety. This includes preparing a Construction Phase Plan, managing risks, coordinating contractors, and providing welfare facilities. While they may influence planning and budgets, their legal responsibility under CDM regulations is mainly for health and safety management.
How long does a typical construction project take?
The length of a project can vary greatly, and there isn’t a one-size-fits-all answer. It depends largely on the scale of the work: are we building a house from the ground up, or are we carrying out remedial work and renovations? Depending on the scope, a project could take anywhere from a few weeks to several months. Another important factor, particularly in older properties, is the condition of what lies beneath the surface. Once you start opening walls or ripping up floors, you may uncover hidden issues. These problems can add days—or even weeks—to the project, depending on their severity. In short, the timeline depends on both the type of building and any pre-existing issues that need to be addressed.
What type of works are done in the residential sector?
The residential sector consists of residential homes and buildings. The main works that are done in the residential sector are, renovation, refurbishment, extensions, new kitchens & bathrooms, roofing repairs, gutter repairs.
What type of works are done in the commercial sector?
The commercial sector consists of shops, cafes, restaurants, offices, workplaces, hotels etc. The main works carried out in this sector are refurbs, renovations, fit-out, commercial shop fitting, commercial washrooms, interior design, space planning & commercial furnishings, design services, new build, conservation, conversion, roofing repairs, gutter lining & repair systems and full facilities management.
What type of works are done in the education sector?
The education sector consists of all type of buildings used for educational purposes, like schools and colleges. Main works carried out in this sector are refurbs and renovations, fit-out, commercial washrooms, roofing repairs, gutter lining and repair systems.
What type of works are done in the health care sector?
The healthcare sector consists of healthcare facilities such as care homes and hospitals. Main works carried out in this sector are refurbs and renovations, extensions, design services, fit-out, commercial washrooms and wet rooms, roofing repairs, gutter lining and repair systems.
What type of works are done in the industrial sector?
The industrial sector consists of any building used for either of the three following categories: warehousing & distribution, manufacturing and flexible space. The main works carried out in this sector are fit-out, new build, commercial shop fitting, renovations and refurb, inspections, testing, planned maintenance, industrial metal roofing, safety line systems, gutter lining and repair systems.

What kind of construction do you specialize in?
We specialize in principle contracting, our expertise ranges from commercial fit-out which includes all aspects of works from services to finishes through to new build construction involving timber kit and steel frame.
Do you offer free in-person estimates?
In most cases the answer is yes, our estimates are free. However especially complex or special circumstances may result in a fee.
How do you charge for your projects?
With every project we will have produced a quote for the client which is then accepted, a contract is drawn up and the works will begin. From then on we charge for the project through fortnightly evaluations, which breakdown the running costs in the project. We keep our clients up to date on the costs throughout the process so that there are no nasty surprises at the end.
How do you keep a project on budget?
Nobody likes being hit with unexpected costs. Our aim throughout the duration of a project is to keep on budget and to keep our clients expectations realistic. We utilise ‘Best value analysis’ and find the most cost effective design that fully meets the clients requirements. Any project that involves opening walls and floors is going to come with at least a few unexpected problems. Whenever any issues arise during a project we discuss with our clients the best way forward, this may mean that you have to cut costs from elsewhere in the project like finishes for example.
Are you insured?
Yes, we are insured. We carry Public Liability, Employers Liability and Contractors All Risk Insurance.
Do you offer any warranties or guarantees on the work you do?
Yes, all of our contract works come with a 12 month defects and liability warranty.

What type of training & certification do you have?
All members of our team are fully qualified and experienced in their respective roles within the company. Several team members have successfully completed IPAF training and hold valid PAL licenses. We are also certified contractors for the Unifold gutter lining system.
Our company holds ISO 9001:2015 and ISO 14001:2015 certifications, reflecting our commitment to quality management and environmental standards. All staff members are trained first aiders, and we regularly conduct in-house training to ensure ongoing professional development.
What is your service area?
Our service area is mainly in the central belt of Scotland (i.e., Glasgow, Lanarkshire, Edinburgh & Lothians) however, we are available to carry out work all over Scotland. In fact, one of our current projects is actually in Aberdeen.
What is ISO?
ISO 9001:2015 is a quality management system, and ISO 14001:2015 is an environmental management system. We have merged our quality management system and our environmental management system to create our business management system.
Having these management systems in place helps us to ensure that we are always keeping quality and customer satisfaction as our focus, ensuring consistency and high-quality end products and services. It also enables us to monitor our environmental impact, ensuring our impacts on the environment are as low as possible.
Do you have your own team or do you hire sub-contractors?
We do have our own team made up of experienced, professional, and highly qualified employees. We do also hire sub-contractors for some specialist works, depending on the job.
